Planning & Building Regulation Requirements
Using the first class services of Steve Wright , a local planning agent , we can cover all aspects of any Planning requirements. We also offer the facilities of obtaining Certificates of Lawfulness where these may be required.
Whereas not all attic conversions do require Planning Consent all will require Building Control Approval. These cover the actual structural elements of any attic conversion as well as certain laid down criteria. We organise all the administration of this as well as ensuring the necessary Building Inspector inspections are carried out as required.
Boiler & Plumbing
In many attic conversions there are water storage tanks situated in the loft area. These tanks can either be relocated into a less obtrusive area or by means of installing a different boiler system these can be eliminated altogether.
A Combination Boiler eliminates any water storage tanks and this boiler heats and delivers hot water as required. A pressurised system also retains a hot water storage tank , usually still sited in an existing airing cupboard , but requires no cold water storage tanks in the attic. A benefit of a pressurised system is that this provides hot water at mains pressure and is ideal for larger properties or where bathrooms or en-suites are required within the new loft area. As part of our standard service radiators are fitted into new loft rooms and these powered by the existing heating system as feasible.
In most attic circumstances , space permitting , we are able to find and connect into mains drainage for any bathroom or en-suite requirements. As a last resort it is possible to utilise a Saniflo System to offer a facility for loft mains drainage.
We can install all sanitary ware for loft bathrooms and en-suites. We also offer a tiling service to complete this area if required.
As required all new electrical services comply with the new electrical "Part P" requirements. A certificate is issued stating compliance on completion. Typical electrical requirements on attic conversions include power sockets , down lighters and twin switching lighting for the new stairwell. New bathrooms and en-suites require mechanical air extraction to comply with Building Regulations.
Finally mains powered interlinked smoke alarms to all floor levels are required to satisfy current Fire Regulations.
